Chris Griswold, P.C. was established in 2001 with the desire to provide top-notch legal services to the business and commercial real estate communities. Since then, Chris has acted as corporate counsel for various Fortune 500 companies including, among others, Pier One Imports, J.C. Penney Corporation, and Which? Wich Franchise, Inc.
Chris has spent the majority of his career performing major commercial real estate transactional work with particular emphases on leasing, development, 1031 like-kind exchanges, acquisitions and divestitures, as well as the financial and due-diligence aspects which accompany every transaction - whether big or small. Representative Transactions:
- Worked with leading national real estate investment trusts (e.g., Simon Property Group, General Growth Properties, Kimco Realty, etc.) and other leading national developers such as Developers Diversified Realty Corporation in drafting and negotiating purchase/sale agreements in the average amount of $20 million for the acquisition and disposition of retail stores and pad sites for large retail developments, tracts of raw land, large warehouse spaces and various other commercial real estate properties.

Worked with leading national retailers and their legal counsel (e.g., Target, Lowes, Home Depot, Petsmart, Bed, Bath & Beyond, etc.) in handling easement, exclusive use and co-tenancy matters.

Managed the lease amendment process for over 1,100 multi-million dollar commercial properties for Fortune 500 Companies. This process entailed documenting modifications to large commercial leases (both retail and industrial) as respecting changes to common area maintenance charges, fixed rent charges, percentage rent charges, changes to lease term, economic termination provisions, remodeling provisions, signage provisions, as well as revisions to construction, delivery and acceptance deadlines.
- Worked with large, national institutional lenders (e.g., Inland Mortgage, Nomura Credit, Wachovia, Teachers Insurance and Annuity Association, etc.) in creating the necessary documentation to fund commercial real estate loans in the average amount of $50 million.
- Filed liens on major construction projects for large commercial contractors in order to collect past due invoices.
- Performed evictions on major, multi-million dollar commercial properties for large real estate investment trusts, developers, and regional banks.
